What is my property's revenue projection? How do you calculate that and determine the nightly rates? 

We provide a conservative revenue projection for your property based on its first 12 months in the rental market. This estimate factors in market demand, comparable properties, and current booking trends—typically assuming 24 peak revenue-generating weeks annually. Our experienced revenue management team uses dynamic pricing to adjust rates in real time based on demand, seasonality, and local events. Our top priority is to maximize both occupancy and nightly rates to drive the highest possible return.

What do your management fees include and what is the commission rate?

Our commission covers full-service property management including onboarding, marketing, professional linens, accounting, and use of our 30A Escapes beach cruiser bikes. The commission rate is customized based on the projected return on investment for each property, ensuring a mutually beneficial partnership.

Will I have a direct point of contact? How do you manage owner and guest communication?

Absolutely. Each homeowner has a dedicated liaison for all property-related questions and updates. In addition, our property managers serve as the main point of contact for guests and oversee daily operations. We engage with guests before, during, and after their stay to ensure a seamless experience, positive reviews, and repeat bookings.

Do you have a maintenance team and how do you handle repairs and guest damages?

Yes, we have an in-house maintenance team available to handle repairs and property upkeep. Maintenance services are billed at $75/hour plus the cost of any necessary parts. Routine maintenance and wear-and-tear repairs are considered the homeowner’s responsibility. Guest-related damages are assessed and handled internally, and where appropriate, we pursue reimbursement from guests.

Should I make my property pet friendly? Does that increase revenue?

The decision to allow pets is entirely up to you. That said, pet-friendly properties often see increased bookings and revenue by appealing to a broader segment of travelers. For pet-friendly homes we currently manage, there is little to no visible impact from pet stays thanks to our thorough cleaning standards and guest policies. We can set specific pet rules—such as breed, size, and number limits—and apply a pet fee to offset additional cleaning, ensuring your home remains well cared for while capturing additional revenue opportunities.

What do you charge for cleaning and who performs the service?

Cleaning fees are based on square footage to ensure fair, transparent pricing. Homeowners are charged $0.15 per square foot, while guests are charged $0.20 per square foot. All cleanings are handled by vetted, third-party professional cleaning companies that meet our high standards for quality and consistency. This ensures your home is always presented in top condition for every stay.

What does your on-boarding process look like and how long does it take?

Our streamlined on-boarding process typically takes seven days. During this time, we install smart locks (if needed), stock linens, complete inventory and appliance audits, conduct a detailed property inspection, install 30A Escapes bikes, coordinate professional photography, and build listings for all booking platforms. We make the process efficient and seamless so you can start earning as soon as possible.
